Why there is no gallery here

A land developer's record is public. Recorded plats, construction plan approvals, environmental resource permits and utility acceptances all carry a name and a number on them, filed with a county clerk or a water management district.

That makes a project page easy to check and easy to fake. Plenty of firms in this business decorate a website with photographs of work somebody else delivered. We would rather show you nothing than show you that.

When a phase is recorded, it goes on this page with the plat book and page reference so you can pull it yourself.

A lot is not finished because a map says so.

These are the conditions we deliver against. If a lot does not meet all of them, we do not call it finished, and you should not accept it as one.

Final plat approved and recorded in the county official records, with the plat book and page reference available. Lot lines, easements and rights of way are legally established, not proposed.

Roadway subgrade, base and surface course inspected and passing. Stormwater system built to the permitted design, certified and, where applicable, transferred to the operation and maintenance entity.

How to verify a developer's claims.

This applies to us and to every other firm you talk to. If a developer will not give you the references below for a project they take credit for, that tells you something.

Ask for the plat book and page. A recorded plat is a public document held by the county clerk. The name of the subdivider is on it. It takes minutes to pull.

Ask for the permit numbers. County construction plan approvals and Southwest Florida Water Management District environmental resource permits are searchable by permittee. If the name on the permit is not the firm pitching you, ask why.

Ask who the engineer of record was. Then call them. Civil engineers remember which developer actually ran the job.

Ask what went wrong. Every project has something. A developer who cannot name a single problem on a completed site either was not there or is not being straight with you.
